Eric Guillaume et Catherine Tassetto annoncent ce lundi le lancement officiel de Koésion, une société dont ils sont respectivement président directeur général et directeur général adjoint et qu’ils présentent comme le premier fournisseur de fonds immobiliers apportant une solution retraite.Selon ses concepteurs, Koésion est né du constat que la problématique de la retraite se pose naturellement aux personnes disposant d’un horizon plus ou moins important avant la cessation de leur activité professionnelle. En revanche, rien n’est réellement prévu pour les personnes ayant déjà arrêté leur activité. Or, la nécessité de trouver des revenus complémentaires pour 13 millions de personnes âgées entre 60 ans et 85 ans se pose avec d’autant plus d’acuité que 70 % des retraités de plus de 60 ans disposent d’une retraite moyenne inférieure ou égale à 1.200 euros par mois. «Pour autant», explique Eric Guillaume, «80 % des plus de 60 ans est propriétaire au moins d’un bien immobilier». Dans ce contexte, Koésion compte proposer aux intéressés de vendre leur bien – ce peut être leur logement principal mais aussi une résidence secondaire - mais, contrairement aux principes du viager traditionnel, la vente du bien se fait au comptant. En d’autres termes, le vendeur va disposer de la somme convenue établie après expertise, minorée d’une réserve de droit d’usage calculée à l’aide des tables de mortalité classiques, le vendeur ayant l’assurance qu’il pourra conserver la jouissance de son bien jusqu'à son décès. Avec les sommes perçues, Koésion va proposer au vendeur de souscrire une rente viagère immédiate qui viendra opérer comme un complément de retraite. Naturellement, le particulier restera libre d’affecter la totalité ou une partie du montant récupéré à cette rente. Enfin, en cas de libération anticipée du bien, un capital complémentaire sera versé au vendeur en dédommagement des loyers perçus d’avance, via la réserve de droit d’usage. A propos des risques – classiques - de voir les particuliers réticents à se déposséder de leur résidence principale, ce qui tarirait la source de biens immobiliers indispensable au fonctionnement de Koésion, Eric Guillaume est catégorique : la profondeur de ce marché est bien plus importante qu’on ne l’imagine. D’ores et déjà, cet ancien de ProBTP – comme Catherine Tassetto d’ailleurs - a identifié un portefeuille de 1.200 biens immobiliers répartis sur l’ensemble du territoire grâce, entre autres, à un réseau d’une cinquantaine d’agences. Ensuite, la société table sur un volant de 3.000 à 5.000 biens par an, représentant entre 500 millions et 1 milliard d’euros. Voilà pour la partie immergée de l’iceberg. Mais c’est dans la construction de l’offre que résident les plus grandes originalités. En fait, Koésion se compose de trois structures : Koesion Foncier, Koesion Gestion Immobilière et Koesion Courtage. La première est chargée du rôle d’agence immobilière qui achète les biens et les revend à leur libération. La deuxième est chargée de l’expertise des logements et des travaux ainsi que de la gestion des charges. Quant à Koesion Courtage, elle assure la distribution du contrat d’assurance viagère. Reste à adjoindre deux éléments majeurs à la structure : d’un côté l’assureur qui servira la rente viagère aux particuliers, d’un autre le fonds d’investissement baptisé Fonds K-Retraite qui détient et gère les capitaux permettant d’acheter et vendre des biens, via Koesion Gestion immobilière. Pour la création de Koesion, ce premier fonds cible différents profils d’investisseurs institutionnels - des assureurs, des institutions de retraite et de prévoyance, des mutuelles, des gestionnaires de rentes, etc. «D’une manière générale», explique Catherine Tassetto, «nous intéressons les investisseurs qui souhaitent opérer une véritable diversification dans leur allocation d’actifs via l’immobilier et qui se soucient, notamment pour les assureurs, des conséquences de Solvabilité II. En investissant dans l’immobilier résidentiel, ils bénéficient également d’une classe d’actifs décorrelée de l’immobilier de bureaux en mesure, par exemple, de tirer profit d’une remontée de l’inflation».Reste à connaître qui sera le gestionnaire du Fonds K-Retraite. A priori, il devrait être dévoilé dans les semaines à venir. Compte tenu du parc immobilier en question, on peut penser qu’il s’agira d’un acteur important de la place, de la taille des filiales de BNP Paribas, Natixis ou Amundi. Quant à l’assureur en charge de la rente viagère, il sera également connu prochainement. Quels résultats les investisseurs institutionnels peuvent-ils attendre de cette offre ? En chiffres, compte tenu des tables de mortalité en vigueur et de la duration moyenne de douze ans en matière d’espérance de vie, le fonds qui disposera d’un cash flow prévisible important doit afficher un rendement compris entre 7 et 8 %, rappelle Eric Guillaume, dont 5,7 % via les loyers précomptés et le solde tenant compte de la revalorisation du marché à la revente. Pour ce premier fonds, le ticket d’entrée minimum est fixé à 2,5 millions d’euros mais il vise un ticket moyen de l’ordre de 10 millions d’euros, afin d’assurer une bonne mutualisation au sein du portefeuille qui, selon Catherine Tassetto, devrait être composé de 350 biens en moyenne.A terme, les responsables de Koésion n'écartent pas l’idée de lancer un fonds qui serait ouvert au public. «Mais, pour le moment», avoue Eric Guillaume, «nous avons plutôt des contacts avec des assureurs qui nous demandent de réaliser des fonds dédiés». Nombre d’entre eux ont aussi vu l’intérêt d’investir dans le fonds et… d'être en charge simultanément du versement de la rente viagère».Enfin, on notera que le sujet étant «sensible», la société Koésion a veillé à donner une dimension sociale et sociétale à son offre. Ainsi le fonds est-il noté par Ethifinance A + ce qui se traduit par des pratiques ESG appréciables tant du côté des investisseurs que des retraités vendeurs. Dans l'élaboration d’un process d’achat responsable, une contre expertise dans l'évaluation immobilière est par exemple prévue. En outre, les collaborateurs de Koésion bénéficieront d’une formation à l'éthique, précise, entre autres, un document de l’entreprise. Enfin, le bien fera l’objet d’une mise aux normes HQE (haute qualité environnementale) dès son acquisition. Ce dont profitera de fait son occupant. Natixis a annoncé le 7 mai la nomination de Jacques Sudre au poste de directeur de la conformité en remplacement de Christian Mascle-Allemand, qui devient chargé de mission auprès du secrétaire général. Il sera rattaché au secrétaire général, André-Jean Olivier.Depuis septembre 2009, Jacques Sudre était responsable de la business unit de Banque PSA Finances (BPF) regroupant les filiales belge, néerlandaise, autrichienne, portugaise et argentine et membre du comité de direction de BPF.
La famille Deichmann, qui possède la fabrique de chaussures éponyme, a porté plainte contre la banque privée Sal. Oppenheim et contre le promoteur immobilier Josef Esch, indique la Frankfurter Allgemeine Sonntagszeitung. Elle leur reproche que celui des fonds immobiliers Oppenheim-Esch dans lequel elle a investi n’a pas tenu les promesses de rendement qui avaient été faites. Les négociations en vue d’un compromis extrajudiciaire menées avec la Deutsche Bank, le nouveau propriétaire de Sal. Oppenheim, n’ont donné aucun résultat.
L’Agefi rapporte que Lazard Frères Gestion a présenté vendredi son nouveau fonds «Skylar Origin», dédié à l’investissement dans des sociétés qui font l’objet d’une introduction en bourse (IPO). Cette sicav internationale réservée à des investisseurs avertis - sans agrément AMF – a été lancée en février dernier par Cédric Chaboud, en charge de la stratégie, et Jeremy Boublil, responsable du trading. L’objectif des gérants est de faire croître les actifs du fonds de 15 millions d’euros à l’heure actuelle jusqu’à 200 millions.
La division Wealth Management de la banque suédoise SEB, regroupant les clients institutionnels et la banque privée, a vu ses encours augmenter de 2 % au premier trimestre 2010 à 1.300 milliards de couronnes suédoises (132 milliards d’euros environ). Cela est dû notamment à des souscriptions nettes de 19 milliards de couronnes, dont 14 milliards auprès de la clientèle institutionnelle. Le bénéfice d’exploitation ressort à 360 millions de couronnes, en repli de 10 % par rapport aux 402 millions du quatrième trimestre 2004, mais en hausse de 75 % par rapport au premier trimestre 2009.
The global hedge fund index from Hedge Fund Research in April showed average returns of 0.80%, compared with 1.38% in March. Since the beginning of the year, average gains come to 2.45%. Only two strategies were in the red for April: equity market neutral (-0.38%) and the broader macro funds category (-0.70%). However, the distressed equities strategy gained 2.25%. The two categories with the strongest gains in the first four months of the year were event-driven strategies: 7.67% for distressed, and 8.53% for private issue/regulation.
The German-Swiss futures market Eurex (Deutsche Börse and SIX Swiss Exchange) has announced that on 17 May it will admit options on ETF funds from db x-trackers replicating the MSCI Emerging Markets TRN, MSCI World TRN and MSCI Europe TRN indices to trading on its ETF derivatives segment. These European options will have maturities of up to 24 months will be traded in Euros, with Deutsche Bank acting as market maker and assuring the liquidity of the order book. The relaunch will extend to the admission to trading of options on other ETFs by the end of the year, says Peter Reitz, a member of the board at Eurex. The three ETF funds which serve as an underlying for new options will be traded on the XTF segment of Deutsche Börse, which currently lists 651 ETF funds.
On Thursday, four new German-registered ETF funds from the British firm ETF Securities, of which three replicate DAXGlobal indices, were admitted to trading on the XTF segment of the Xetra electronic platform from Deutsche Börse. The three equities products, ETF DAXGlobal Coal Mining Fund (DE000A0Q8NB0), ETFX DAXglobal Shipping Fund (DE000A0Q8M45) et ETFX DAXglobal Steel Fund (DE000A0Q8NF1), carry management commissions of 0.65%. The fourth fund, based on commodities, is the ETFX DJ-UBS All Commodities 3 Month Forward Fund (DE000A1CXBV8), with a management fee of 0.55%. The four additions bring the total number of ETF funds listed in Frankfurt to 655.
Citing massive redemptions triggered by media reports of planned legislation affecting real estate funds (see Newsmanagers of 4 May), the German management firms KanAm Grund and SEB Asset Management have announced a freeze of redemptions for the grundinvest (EUR4.05bn in assets) and ImmoInvest (EUR6.3bn) funds. KanAm, which is reported to have faced redemptions totalling in the hundreds of millions of Euros, has also decided to suspend subscriptions to grundinvest, while SEB AM will continue to accept subscribers for the moment. Redemptions from the grundinvest fund have been suspended for a three-month period. Meanwhile, TMW Pramerica states that due to liquidity levels that remain inadequate, a redemption freeze for its open-ended real estate fund Weltfonds (EUR792.3m) has been extended for a period of up to one year. It had been closed to redemptions for three months on 8 February.
DWS Investments, the mutual fund arm of Deutsche Asset Management, has launched an index to gauge investor sentiment on climate change investments, says Money Marketing.The first survey of 300 personal investors in April reported a score of 40.2% for their propensity to invest in a specialist climate change investment fund over the next year.
The Cyprus-based hedge fund IKOS Asset Management is set to launch a UCITS-compliant version of its currency fund in cooperation with Deutsche Bank, Citywire understands.
Pioneer Investments (UniCredit group) has registered the Pioneer Multi-Asset Real Return Fund, which will invest in inflation-indexed US Treasury bonds (TIPS), high yield and investment grade bonds and bonds as well as equities from emerging countries, with the SEC. Management commission will be 1.30% for A-class shares, 2.20% for C-class shares, and 1% for Y-class shares. The fund is managed by CIO Kenneth Taubes, as well as portfolio managers Michele Garau and Robert Urie.
On Friday, BlackRock registered three new ETFs bearing the iShares brand, replicating MSCI indices. All three products will be managed by Diane Hsiung and Greg Savane. They include a fund which replicates the MSCI Indonesia Investable Market, with fees of 0.65%, a fund tracking the MSCI Ireland Capped Investable index, with a management commission of 0.55%, and the MSCI USA Index Fund, with fees of 0.15%.
Paul Hrabal, founder and CIO of the U.S. One Trust, has announced to Mutual Fund Wire that on 11 May he launches his first product, the One Fund, which is an ETF of ETF funds, with 70% invested in US equities funds, and 30% in foreign equities ETF funds. The One Fund, which will charge fees of 0.51%, and invest primarily in Vanguard and iShares ETFs, particularly those based on MSCI indices. It will be aimed primarily at retail clients. U.S. One Trust is planning to launch a similar product focused on bonds in the near future.
Agefi reports that Lazard Frères Gestion on Friday unveiled its new Skylar Origin fund, which is dedicated to investments in companies holding initial public offerings (IPO). The international Sicav fund, which is reserved for qualified investors and is not licensed by the AMF, was launched in February of this year by Cédric Chaboud, head of strategy, and Jeremy Boubil, head of trading. The objective of the managers is to increase assets in the fund from EUR15m presently to a target of EUR200m.
With effect from 3 May, Santander has changed the composition of the portfolio of its guaranteed fund Superselección (EUR320m). Management commission has also been raised to 1.66% from 1.61.% previously, Funds People reports. Only the BL Global Bond Cap fund from the Banque de Luxembourg has been retained in the fund selection, with a weighting of 4.42%. The other six managers are new, compared with last year’s list. For bonds, the new picks are BlackRock (BGF Euro Bond Fund, 27.1%) and Parvest (Euro Bond, 18.8%). For equities, Santander AM has chosen the Metzler European Growth (10.7%), the Meridian Funds European Value fund from MFS (14.23%), the Alger American Asset Growth (4.5%) and the Allianz US Equity (20.5%).
The Committee of European Securities Regulators (CESR) on 7 May launched a consultation open until 4 June on the subject of the transparency of markets for financial instruments other than equities, as part of an ongoing examination of the MiFID directive this year. The working paper describes ways to improve post-market transparency for all of these instruments, including derivatives which had not been analysed in the past, including fixed income, equities derivatives, currency derivatives, and commodities derivatives. At the request of the European Commission, the CESR is also considering the pre-trade transparency of corporate bonds, ABS, CDO, CDS, and the aforementioned derivatives.
The ratings agency Moody’s on 7 May launched a call for comments, open until 15 June, on its new approach to the evaluation of operational risks involved in structured financial operations. The Moody’s document proposes a global approach to the evaluation of operational risk, but also considers local legal particularities. The agency also remarks that its recommendations may be adapted to the specific characteristics of a transaction. A summary report will be released to the public in July 2010.
In the wake of the exceptional volatility observed recently on securities and derivatives markets, the Committee of European Securities Regulators (CESR) on Friday emphasized in a statement that it is planning to intensify surveillance of these markets. The CESR will be particularly attentive to potential violations of regulations and to cases of market manipulation, with the objective of coordinating the actions of national market surveillance authorities. The CESR states that it will work in close collaboration with non-European market authorities, including the US Securities and Excange Commission (SEC), as well as the Commodity Futures Trading Commission (CFTC). Potential cross-border investigations will be coordinated by CESR-Pol, the permanent committee of the CESR responsible for the integrity of markets and cooperation and information exchange between CESR members.
Les Echos reports that a recent study has shown that in times of financial crisis, fund closures and liquidations represent and explain most cases in which hedge funds disappear. The percentage of closures and liquidations increased to 31.4% in 2008, up from an average of 12.2% between 1994 and March 2009. The rate had already begun to increase in 2007, when it rose to 16.4%, a higher level than the previous peak, observed at the time of the Russian crisis in 1998. Managers who withstood the most recent financial tempest better than others were in the older and more experienced class of hedge funds. This comes as an inversion of the historical trend, which shows that until 2007, the younger and smaller hedge funds earned higher returns than older and larger hedge funds.
The Wealth Management division of the Swedish bank SEB, which includes institutional and private banking clients, has seen a 2% increase in its assets under management in first quarter 2010, to SEK1.3trn (about EUR132bn). This id largely due to net subscriptions of SEK19bn, of which SEK14bn were from institutional clients. Operating profits totalled SEK360m, down 10% compared with SEK402m in fourth quarter 2004, but up 75% compared with first quarter 2009.
Miguel Colombás, CEO, has told Expansión that Popular Gestión (EUR7.6bn, including Popular Gestión Privada) is planning to set up shop in Luxembourg when the UCITS IV directive comes into force (in 2011), and to register its products on the major fund platforms in Spain. The management firm is also hoping to gain institutional investor clients. Rafael Hurtado, CIO, says that Popular Gestión will increase its staff, which currently includes 22 investment professionals out of a total headcount of 53. The drive will focus on diversified and active selection funds, with a special focus on funds of funds.

J’ai eu de la chance», a expliqué Barry Ritholtz à Citywire. L’investisseur américain estime toutefois que le cycle de hausse des marchés observé l’an dernier n’est pas terminé. Il affirme par ailleurs que la crise de l’endettement n’est pas limitée à l’Europe, et que des Etats américains comme la Floride et la Californie pourraient être confrontés aux mêmes problèmes que la Grèce.
Neptune is trying to gather support for a vote of no-confidence in Prudential chief executive Tidjane Thiam, furious at his cack-handed attempt to acquire Asian insurer AIA, says the Daily Mail. The fund manager, which owns around GBP50million of Pru shares and has GBP5.6billion of funds under management, is hoping to win backing from shareholders controlling more than 10 per cent of the Pru’s stock. This would enable a vote on Thiam to be put forward as a resolution at the general meeting to approve the purchase. Robin Geffen, managing director of Neptune, believes that Thiam is putting the insurer’s future at risk by embarking on the costly acquisition of AIA (GBP23.7billion ).
The German firm SEB Asset Management has announced that it has earned substantial capital gains compared with the most recent expert valuation of the asset, on a sale of a 50% stake owned by its institutional real estate fund SEB Asian Property Fund SICAV-FIS in the luxury residential complex Belgravia in Shanghai, to a group of Chinese investors, for more than CNY1bn. Recently, the open-ended real estate fund SEB ImmoInvest also resold the Platinum office complex in Shanghai at a profit, for EUR200m (see Newsmanagers of 7 April).
The Swiss management firm Partners Group (CHF25bn in assets) has announced that its Global Value 2008 investment programme, which had been provisionally limited to EUR500m in investments, has now been closed to new investments, with EUR537m. The programme invested strongly in private assets on the secondary markets, taking advantage of liquidity problems experienced by several investors. Partners Group took the opportunity to acquire several highly attractive assets from a portfolio at a 58% markdown from their liquid value. Partners Group also invested directly, particularly in the British firm Oasis Dental, a group of dental practices, and in Kaffee Partner Holding GmbH, one of the largest professional distributors of coffee to SMBs.
As of 31 March 2010, the annualised performance of the French national pension fund, the Fonds de réserve pour les retraites (FRR) since it began investing (June 2004), came to 3.1%, net of all costs related to administrative and financial functioning. Performance since the beginning of the year totalled 2.6%, the FRR says in a statement. Total assets in the FRR came to EUR34.5bn as of the end of March, compared with EUR44.4bn at the end of December 2009, and EUR26bn as of 31 March 2009. The global structure of FRR assets had 55% of overall capital invested in performance assets (compared with 52.4% at the end of 2009), including 46.8% equities, 5% commodities, and 3.2% real estate. The weight of bond and money market assets was 45%, compared with 47.6% at the end of 2009.

Et ce constat vaut tant sur un an, trois ans et cinq ans à la fin du mois de mars 2010.
The German asset management firm Aberdeen Immobilien KAG has announced that it has sold a 12,559 square-metre office property located on King William Street in London to SWIP Property Trust for EUR77m. The property had been in the portfolio of the DEGI Europa real estate fund, which is frozen to redemptions. The sale of the property, acquired in 1996, took place at the most recent valuation price.
